What GCs, HOAs and property owners ask roofers for.

Roofing contracts often layer extra requirements on top of the standard list:

  • Additional insured status for the GC and owner, including completed operations (often on CG 20 10 / CG 20 37 forms or their equivalents)
  • Primary & non-contributory wording, so your policy pays before theirs
  • Waiver of subrogation on GL, workers’ comp, auto and umbrella
  • Per-project aggregate so one job can’t use up the limit for every other job
  • Minimum limits — commonly $1M per occurrence / $2M aggregate, plus an umbrella
  • No exclusion for hot work (torch-down) or for the building height involved

Why is roofing insurance so hard to place?
Fewer carriers write roofing, and those that do often limit height, hot work or residential vs. commercial work. An independent broker can take your account to more of them.
What is a hot-work exclusion?
Some roofing policies exclude fires caused by torch-down or kettle work, or require specific safety procedures. If you do that work, the policy needs to allow it.
How do subcontracted crews affect my workers’ comp?
If a crew can’t show its own valid workers’ comp certificate, the carrier may add what you paid them to your payroll at audit — at the roofing rate. Collect current certificates before the job starts.
When should I start shopping my renewal?
For roofing, 60–90 days before expiration is sensible. We need loss runs and payroll by class; carrier quotes typically take 1–2 business days once underwriters have what they need, longer for tougher risks.
