What owners, lenders and developers ask a GC for.

Owner contracts and lender draw requirements usually go further than a sub agreement. Typical asks:

  • Additional insured status for the GC and owner, including completed operations (often on CG 20 10 / CG 20 37 forms or their equivalents)
  • Primary & non-contributory wording, so your policy pays before theirs
  • Waiver of subrogation on GL, workers’ comp, auto and umbrella
  • Per-project aggregate so one job can’t use up the limit for every other job
  • Builders risk in the owner’s and lender’s names, at full completed value
  • Umbrella / excess limits scaled to the project size

FAQ

General contractor insurance questions.

Do I need workers’ comp if I sub out everything?
If you have employees, Arizona generally requires workers’ comp. Even if you don’t, carriers audit payments to subs: a sub who can’t show their own valid workers’ comp certificate may be counted as your payroll. Collecting current certificates from every sub is the cheapest protection you have.
What’s the difference between additional insured for ongoing and completed operations?
Ongoing operations covers the GC or owner while you’re working. Completed operations covers them after you finish — which is when most defect claims show up. Many owner contracts require both, and a certificate that shows only one can be rejected.
Who buys builders risk — me or the owner?
The contract decides. Many owner contracts put it on the GC; some owners buy it themselves. We read the clause and make sure somebody is actually carrying it at the right value.
How is GL priced for a general contractor?
Usually on revenue or payroll, adjusted for how much work you sub out, what kind of work it is, and your loss history. Accurate subcontract costs and valid sub certificates can make a real difference at audit.
