What GCs ask structural subs for.

Structural sub agreements are usually among the strictest on a project:

  • Additional insured status for the GC and owner, including completed operations (often on CG 20 10 / CG 20 37 forms or their equivalents)
  • Primary & non-contributory wording, so your policy pays before theirs
  • Waiver of subrogation on GL, workers’ comp, auto and umbrella
  • Per-project aggregate so one job can’t use up the limit for every other job
  • Minimum limits — commonly $1M per occurrence / $2M aggregate, plus an umbrella
  • Notice of cancellation to the certificate holder

How long does my completed-operations exposure last?
Defect claims can be brought years after a job closes. That’s why completed-operations coverage (and additional insured status for completed operations) is such a common contract requirement.
Is a crane covered under my equipment policy?
It depends on how the policy is written and scheduled. Cranes often need specific scheduling and may carry separate conditions. We check.
Do you work with contractors who work outside Arizona?
