Plumbing Contractor Insurance Guide

Water damage is the most common plumbing claim. A fitting fails, a home floods, and the claim can be limited by mold or "your work" exclusions if the policy was not set up for the work you do. Sewer, backflow and excavation work raise their own questions. This guide explains the coverage plumbers typically carry and what to have ready before a call with a licensed DANESURE advisor.

Common risks

  • A fitting or water heater fails and floods a home or business
  • Mold after a leak, which many general liability policies limit or exclude
  • Sewer contamination with no pollution coverage in place
  • A technician is injured in a crawlspace, trench or attic
  • Camera, jetting equipment and tools stolen from a van
Coverage to consider

What plumbing contractors typically carry.

Grouped by when most contractors need it. Your own list depends on your operations and each carrier’s underwriting.

Must-have

General liability, including completed operations

Pays if your work damages someone's property or injures someone. Completed operations covers claims that show up after the job is finished, which is when many defect claims arrive. Most contracts ask for proof of it. For plumbers, check how the policy treats water damage and mold.

Workers' compensation

Pays medical bills and lost wages if an employee is hurt on the job. Most states require it once you have employees, full-time or part-time. Helpers paid as 1099s who can't show their own coverage can be counted as your employees at audit.

Commercial auto

Covers trucks, vans and trailers used for the business. A personal auto policy often won't pay a claim that happens while the vehicle is being used for work. If technicians drive their own vehicles for work, hired & non-owned auto matters too.

Likely needed

Tools & equipment (inland marine)

Covers your tools, camera and jetting equipment, and materials. General liability and auto don't cover your own tools and equipment.

Contractors pollution liability

Sewage, mold and similar contamination are usually excluded from general liability. This covers them for contractors who do that work.

As you grow

Hired & non-owned auto

Covers the business when employees drive their own or rented vehicles for work.

Umbrella / excess liability

Extra limits on top of general liability and auto, often required once you take larger commercial jobs.

Many general contractors, owners and property managers require additional insured status, primary & non-contributory wording and a waiver of subrogation. A certificate only shows coverage; those protections exist only if the policy is endorsed for them.

Before the call

Things to think about.

  • Service and repair vs. new construction, and residential vs. commercial
  • Any sewer line, backflow, excavation or gas line work
  • Any fire sprinkler work (it is usually its own classification)
  • Any prior water-damage claims
  • Whether technicians drive personal vehicles for work
  • How many people work for you, and whether any are paid as 1099 helpers or subcontractors
  • A rough value of your tools and equipment, including anything rented or leased
  • Any contract or customer that has told you what insurance you must carry (send us that page if you have it)
To quote you

What we’ll need.

  • Your business name, contractor license number(s) and years in the trade
  • A short description of the work you do, and the residential vs. commercial split
  • Estimated annual revenue and payroll, and what you pay subcontractors
  • Your current declarations pages, if you have insurance today
  • 3 to 5 years of loss runs (claims history), if you have had coverage
  • A vehicle list (year, make, VIN) and a driver list
  • An equipment list with approximate values
