HVAC Contractor Insurance Guide

HVAC contractors are rated on their mix of service, replacement and new construction, their van fleet, and exposures such as refrigerant, mold and ductwork. Hot summers add their own pressures: heat injuries in attics and trucks added mid-season that never make it onto the policy. This guide explains the coverage HVAC contractors typically carry and what to have ready before a call with a licensed DANESURE advisor.

Common risks

  • A unit you installed leaks and damages a ceiling, or a gas line issue causes damage
  • Mold or indoor-air claims, which general liability pollution exclusions often remove
  • Heat injuries to technicians working in attics
  • Vans added in summer that were never scheduled on the auto policy
  • Gauges, tools and units stolen before installation
Coverage to consider

What hvac / mechanical contractors typically carry.

Grouped by when most contractors need it. Your own list depends on your operations and each carrier’s underwriting.

Must-have

General liability, including completed operations

Pays if your work damages someone's property or injures someone. Completed operations covers claims that show up after the job is finished, which is when many defect claims arrive. Most contracts ask for proof of it.

Workers' compensation

Pays medical bills and lost wages if an employee is hurt on the job. Most states require it once you have employees, full-time or part-time. Helpers paid as 1099s who can't show their own coverage can be counted as your employees at audit.

Commercial auto

Covers trucks, vans and trailers used for the business. A personal auto policy often won't pay a claim that happens while the vehicle is being used for work. Tell your advisor every time a van is added.

Likely needed

Tools & equipment (inland marine)

Covers your tools, gauges and units before they are installed. General liability and auto don't cover your own tools and equipment.

Contractors pollution liability

Covers refrigerant, mold and similar claims that general liability usually excludes.

As you grow

Hired & non-owned auto

Covers the business when employees drive their own or rented vehicles for work.

Umbrella / excess liability

Extra limits on top of general liability and auto, often required once you take larger commercial jobs.

Many general contractors, owners and property managers require additional insured status, primary & non-contributory wording and a waiver of subrogation. A certificate only shows coverage; those protections exist only if the policy is endorsed for them.

Before the call

Things to think about.

  • Service and repair vs. replacement vs. new construction
  • Whether you work on rooftop units, and any boiler, refrigeration or ductwork fabrication
  • How many vans you run, whether technicians take them home, and whether you add trucks every summer
  • Any refrigerant handling, mold or duct cleaning work
  • How many people work for you, and whether any are paid as 1099 helpers or subcontractors
  • A rough value of your tools and equipment, including anything rented or leased
  • Whether you hire subcontractors, and whether you collect their certificates of insurance
  • Any contract or customer that has told you what insurance you must carry (send us that page if you have it)
